Does the Retreat come with furniture?
No, we have found that most people tend to have their own furniture, so it is not offered.  However, we do have a partnership with a local furniture company to offer various furniture packages at reduced rates (since we are bringing them so much business).

Are grills allowed on the patios or decks?
Yes.  The spacious patios at The Retreat are perfect for grilling, unlike apartments where grills are prohibited by fire code.  Furthermore, our patios are much larger than your traditional apartment, making them perfect for entertaining.

How many parking spaces are provided?
Parking is not reserved, but there is approximately one parking space for each bedroom plus one guest space per cottage.

Is the Retreat gated?
Yes, the Retreat is gated with a fence around the entire Property.

Are the cottages equipped with high speed internet lines?
Yes, the cottages are wired for high speed internet and cable.  Basic cable and internet are included with your rent.

Are pets allowed in the Retreat?
Yes, most of our units for lease allow pets, although additional security deposit and cleaning fee may apply.

How many square feet are in each cottage?
The cottages range in size from approximately 1250 square feet (2 BR/2.5 BA) to approximately 1880 square feet (5 BR/5 BA).  See dimension sheet for detailed measurements.

Does The Retreat offer property management?  (relevant only to Purchasers)
Yes, your cottage can be leased and managed by Landmark Properties.  Landmark charges 7.5% of gross rents as a management fee.  Owner occupied units can have Landmark manage their cottage without charging rent or management fees to the son or daughter living in the cottage.

What is the monthly Homeowner’s Association fee and what does it include? (relevant only to Purchasers)
The fee will be approximately $150 per month per house.  (If you are renting, you do not pay this fee!  This only applies to the Owner) This fee includes all lawn maintenance, monthly basic cable and internet service for each cottage, garbage compactor, outdoor lighting, pest control, pool services, insurance and taxes on the clubhouse and HOA, weekly cleaning of the neighborhood, management of the Property and general maintenance of the overall community.

What type of onsite security do you provide?
The Retreat is a gated community with video surveillance, a part-time security patrol and onsite management. In addition, the cottages are wired for security systems with additional monitoring service available upon request.

For our tenants' security and convenience, The Retreat issues electronic key fobs to each resident, which allow for a keying system similar to a hotel's, in which each resident has one key that can be used to access his or her cottage as well as community amenities like the clubhouse and pool. This system allows residents to enjoy The Retreat amenities 24 hours a day.

Maintenance persons are given keys that are set to work only during certain hours, ensuring that no one other than the residents has after-hours access to the cottages, and preventing the keys from being copied. Management can also check the time log to confirm that repairs were completed during the allotted time with the keys.

What materials are used in the construction of The Retreat?
The foundation is a brick slab.  The exterior walls are made of Hardiplank siding.  Each cottage has a solid wood front door.

How do I reserve a unit (for lease) in the Retreat?
To reserve a unit in The Retreat, go to www.retreatcolumbia.com/leasing to download your application and sponsor guarantee forms.  Once you have these forms, stop by our Leasing office in the clubhouse at The Retreat (1929 Bluff Rd.) to start the process with Kristie (our property manager).  In order to reserve a unit at The Retreat, you will put down a deposit equal to one month’s rent, turn in all applications and application fees, and have your parents fill out a sponsor guarantee form and have it notarized.  We try to make this process as simple as possible.  If you have any leasing questions, please call the office at 803-733-5800 or contact Kristie by e-mail at kristie@landmarkathens.com
